Months of Inventory:
Currently, we have 8.22 months of inventory, which indicates that we're in a buyer's market, characterized by an ample supply of homes and more options for buyers. This environment gives buyers a bit more leverage when negotiating, as there is less pressure to make quick decisions. On the other hand, sellers might find they need to be more strategic in pricing and presenting their homes to stand out.

Sold-to-List Price Ratio:
Homes in Miami-Dade are selling for about 96% of their asking price. This means that homes are selling for about 96% of their asking price. For sellers, this might suggest the importance of setting a competitive price to attract serious buyers, while buyers could find opportunities to negotiate a bit below the asking price.

Inventory Trends:
We've noticed a very slight decrease in inventory by 3% this past month, but a modest increase of 37% from last year. This mixed trend suggests that while there's been a slight short-term decrease in available homes, the long-term outlook shows a healthier inventory level. This could mean a wider selection for buyers compared to a year ago and a need for sellers to be mindful of competition.

Median Days on Market:
Homes are spending a median of 50 days on the market, reflecting a steady pace in the market. For sellers, this means there might be some room to plan and prepare before the right offer comes along. Buyers, on the other hand, should find this timeline accommodating to consider options without the rush.

Median Sold Price:
The median sold price is currently $485,000. This figure can serve as a benchmark for both buyers and sellers. For sellers, it provides a context for setting realistic price expectations, while buyers can use it to gauge what to expect in terms of budget.
