Things no one tells you when buying new construction

Are you thinking that buying new construction is worry-free??  Here is a list of things to pay close attention to:

 

  • The Model Home Is Not the Standard - Unlike many builders, the model home showcases upgraded features and finishes that may not reflect the base design of your chosen property.
  • Explore Financing Options - While the builder’s preferred lender may offer attractive incentives like rate buy-downs, it’s essential to shop around and compare loan terms, rates, and fees to ensure you’re getting the best deal in the long run.
  • The Model Home Agent Represents the Builder – The agent in the model home is there to protect the builder’s interests, not yours. Having your own representation ensures your needs are prioritized throughout the process.
  • Ask Questions – Don’t hesitate to inquire about anything that’s important to you. The more you know, the better informed your decision will be.
  • No Home is Perfect – Even with new construction, there may be issues to address. Keep a list of any concerns and follow up with the builder to ensure punch-list items are resolved. Builders may not always be proactive in completing outstanding tasks.
  • Inspections Are Crucial – It’s always wise to have a professional inspector review your new home during construction, ideally after major systems like plumbing and electrical are in but before drywall is installed.
  • Negotiate Everything – Don’t assume certain aspects of your purchase, like price, upgrades, or closing costs, are set in stone. In many cases, there’s room for negotiation.
  • No Discount for Not Using a REALTOR® – The builder has already factored in the commission. By not having a realtor represent you, the builder simply retains more profit, and you lose the expert guidance that can ensure your best interests are met.
  • Different Builders, Different Levels of Craftsmanship – Builders range from production builders to semi-custom and fully custom homes, with varying levels of quality and craftsmanship. Choose wisely to ensure your investment is protected.
  • Expect Delays – New construction projects often face unexpected delays, so it’s wise to plan for a rescheduled closing date. Flexibility is key.
  • Ask for What You Want – If you don’t ask for specific features, upgrades, or concessions, you won’t get them. Speak up to get the home you envision.
  • Get Everything in Writing – Verbal promises are not enough. Ensure every agreement and detail is documented to protect your interests.
  • Community Amenities May Take Time – If you’re building in a community that hasn’t yet completed its amenities, be prepared for some delays in their installation.
  • Not All Upgrades Add Value – While some upgrades may enhance your lifestyle, not all will necessarily increase your home’s resale value. Choose wisely when selecting improvements
  • Check references - Always ask for a list of subcontractors working on your home, and a copy of their insurance. When you obtained the list, check the BBB listing for the subs, and/or local building department
