When attending a showing, my buyer and I very often look at different aspects of the property, each with their own priorities and expertise.

Here’s a breakdown of what each typically focuses on:

What my Home Buyer focuses on:

 

Emotional Connection:

  • First Impressions: Buyers are often looking for that initial "wow" factor or feeling of being at home. Do they feel comfortable in the space? Is it welcoming?
  • Personal Appeal: Buyers will focus on how the house makes them feel. Do they envision themselves living there, entertaining, or relaxing?

 

Layout & Functionality:

  • Space Planning: Does the floor plan suit their needs? Buyers will often mentally assess how their furniture will fit, whether the rooms are too small or too big, and how easy it would be to live and entertain in the space.
  • Room Flow: How well the rooms connect with each other and whether the layout suits their lifestyle (e.g., family living, home office, etc.).

 

atural Light & Ambiance:

  • Lighting: Is the home bright and airy? Buyers will take note of how much natural light the home gets, especially in key areas like the kitchen, living room, and bedrooms.
  • Atmosphere: The general atmosphere or feel of the home will be a big factor. Are the ceilings high, is there a fresh scent, or does the home feel warm and inviting?

 

Condition of the Home:

  • Upkeep: Buyers will look for any obvious signs of wear and tear like chipped paint, damaged flooring, or dated appliances.
  • Cleanliness & Presentation: An open house should be well-staged and clean, as buyers will make snap judgments about the care of the property based on its appearance.

 

Kitchen & Bathrooms:

Key Areas: Buyers are especially focused on the kitchen and bathrooms as these areas can be expensive to renovate. They’ll check if these spaces are modern, functional, and well-maintained.

 

Neighborhood & Location:

  • Exterior Views: Buyers will evaluate the curb appeal and the surrounding neighborhood. Is it quiet? What’s the overall ambiance of the area? Are the amenities (e.g., shops, schools, parks) nearby?
  • Noise & Privacy: They might also assess how much privacy the home offers and whether there’s any noise from nearby roads or neighbors.

 

Storage & Closet Space:

Storage: Are there sufficient closets, cabinets, and storage spaces for their belongings? Buyers will also pay attention to things like walk-in closets, pantry space, and garage size.

 

Potential for Renovation or Customization:

  • Personalization: Buyers may start imagining how they can personalize the space (e.g., through painting, adding custom furniture, or even bigger renovations).
  • Red Flags: They may notice areas that need work, such as outdated kitchens or bathrooms, and wonder about renovation costs.

  • Comparable Listings (CMA): We will analyze the property’s value relative to other similar homes in the area, considering square footage, age of the home, location, and amenities.
  • Price Point: We will quickly evaluate whether the home is priced appropriately for the current market. Is it underpriced or overpriced?

 

Quality of Materials & Construction:

  • Luxury Finishes: We will look closely at the quality of materials and finishes, such as marble countertops, custom cabinetry, premium flooring, and high-end appliances.
  • Craftsmanship: We often look for signs of craftsmanship or attention to detail that would indicate whether the home was built to last and reflects high standards.

 

Home’s Condition:

  • Structural Integrity: We focus on aspects like foundation condition, roof age, and the overall health of the property (plumbing, electrical, HVAC systems).
  • Wear and Tear: We will look for any maintenance issues that could affect the value or lead to costly repairs.

 

Layout, Flow, & Functionality (From a Marketability Perspective):

  • Flow for Buyers: We analyze how the layout works for potential buyers, considering factors like open spaces for entertaining, privacy in bedrooms, and the overall flow of the home.
  • Room Usability: Is the property functional for different types of buyers? We will look at whether spaces like home offices, gyms, or guest suites are desirable features.

 

Unique Selling Points & High-Value Features:

  • Luxury Amenities: We look for standout features that make the property exceptional, such as a wine cellar, home theater, outdoor kitchen, or a private elevator.
  • Technological Features: We will pay attention to whether the home has smart home technology, automated lighting, advanced security, or climate control systems, as these are highly desirable in luxury markets.

 

Privacy & Security Features:

  • Gated Entry, Security Systems: We are often looking for high-end security features and privacy solutions like a gated entrance, surveillance cameras, or soundproofing.
  • Neighborhood Security: We will assess the overall security of the neighborhood and whether the home offers the level of privacy expected by luxury buyers.

 

Energy Efficiency & Sustainability:

Green Features: We are increasingly looking for energy-efficient appliances, solar panels, or environmentally friendly building materials, as sustainability is a growing trend in the high-end market.
